The insights and skills we bring to this process are the result of more than 30 years in real estate. But the roots of our commitment are born of a love of buildings and cities . It was clear what path would be taken very early on. As Asher Bristol approaches it's 20th year, we reflect on our accomplishments, and our yet unrealized goals and adventures. We established the company to acquire quality assets for our own portfolio and for our client partners as well as to offer creative and insightful real estate solutions to developers, investors, tenants and brokers.
There is a permanence in this work, an enduring and impactful influence on our society. Care must be taken in our choices of locations, uses, and style specifically because of the long term impact our choices will have on our businesses, investments and our community.
Real Estate : It is a financial instrument. It is a means of growing wealth in a way unique among the alternatives. But it is also so much more. We work here, live here, learn here, play here. Real estate is “place”. It is the place where things are made. It is a place where we collaborate and develop ideas. “The workplace” has iconic meaning to us; evoking images of industry, production and prosperity. It is a place where we feel connected, and inspired.
These are the things that create the value attributed to real estate. As “place” the concept of “location, location, location” is born. We are talking about where things happen!
Real Estate is not static. It is always changing. Technology and other changes in society change the way we use space; the way we need space and the way we think about space. A keen eye on the property, the marketplace as well as on the horizon, is necessary to maintain and grow real estate interests.
This is why we call ourselves Asher Bristol Real Estate Solutions. This is why we are here, working with investors, companies, people who have goals, problems and requirements in the broad, complex world of real estate.
Our guiding principle is the art of listening. We can be creative, aggressive, and diligent. However, unless your goals are being achieved the effort has no meaning.
Your goals direct our actions. We can make suggestions and offer the insights of our experiences to help order and define the goals but it will be your agenda for the property that will provide the framework for our business plan.
Paul’s broad range of experience and skills has been the result of more than 30 years of experience in real estate disciplines, including Acquisitions, Strategic Planning, Finance, Development, Sales & Leasing.
His acumen in real estate finance has contributed to many substantial transactions. These include hundreds of leases, nationally, and landmark corporate headquarters leases in New York and Philadelphia. He has underwritten acquisition syndications for millions of feet of commercial, industrial, and residential properties across North America, with significant properties in Canada, the Pacific Northwest, the Midwest, and NYC.
His experience in development has included casino projects in Atlantic City, New Jersey & St Louis, Missouri, industrial and institutional properties as well as the development of nearly 1,000 apartments in New York City.
In the field of real estate lending he has secured loans leveraging more than $2 billion. These include many industrial projects throughout NYC. He has established and maintained relationships with banks, hedge funds, insurance companies and pension funds.
An active citizen, Paul has played a part in shaping NYC real estate public policy. He contributed to the Quality Housing as of right standards, participated in studies on development incentives, parking requirements and the Times Square redevelopment project. He has worked to establish Business Improvement Districts in Manhattan and contributed to Senator Schumer’s “Group of 35” study on development costs in the NYC Metro area.
A graduate of NYU, Paul has a Bachelor of Arts in Urban Design with advanced studies in real estate development and real estate law at the NYU Real Estate Institute. He also pursued his passion for buildings at the Graduate School of Architecture at Georgia Tech.
A licensed NYS real estate broker, former adjunct professor at the NYU Real Estate Institute an avid cyclist, Seido Karate student and a native New Yorker, Paul, a father of three, lives in Manhattan.
